No matter which type of house you pick, it has to meet the basic demands of this Code, be tested by the manufacturer, and contained guarantees;
  2. Plans for the house. Unlike traditional homes, where you don’t usually decide much unless you build it from scratch, mobile homes can differ from the original plan based on your wishes. It depends on your own plan for the house. Do you want to make it a permanent residence? Do you need extra rooms? Do you want to attach it to the ground more securely? You can agree even upon the materials your manufacturer chooses for the walls in your house;
  3. Location of your home. You may easily choose the spot to install your home. Of course, you have to rent the spot or buy it. If you plan to live there forever, you have to buy the land, since it will be cheaper. If there is an emergency and you have to leave the place, a modular home is not transportable, but manufacturer one can be moved;
  4. Installation and delivery process. It can be challenging. Modular homes are simple to transport in pieces, but they still need to be installed on the foundation made in advance. Manufactured houses require extra spending for delivery and installation;
  5. Financing. Unfortunately, mobile homes are not considered real estate in most states. Instead, it is treated like personal property. Not every bank is ready to offer you a mortgage or favorable loan.
